If you own or manage a residential building, apartment complex, co-op, condominium, or nursing home in New York, your property may be subject to annual energy benchmarking requirements and may also have opportunities to reduce or recover certain utility-related costs.

TCS assists building owners and property managers with Local Law 84 benchmarking through ENERGY STAR Portfolio Manager, as well as Local Law 33 and 95 energy grade compliance. Our team manages the entire process efficiently from start to finish, removing the administrative burden from owners and management companies. Once basic building information and utility access are provided, we organize the data, prepare the benchmarking submission, and ensure timely and accurate reporting.

Simple Pricing

Benchmarking services are offered at a flat rate of $499 per building, with special pricing available for multi-building portfolios.

Utility Cost Review and Recovery

As part of the benchmarking process, TCS also reviews utility accounts to determine whether buildings may be overpaying sales tax or experiencing other billing inefficiencies. In some cases, properties may qualify for refunds or corrections related to utility taxes or account classifications.

This review is conducted at no upfront cost. If recovery opportunities are identified, TCS works with the owner under a contingency based arrangement, meaning we are compensated only when savings or refunds are successfully secured.
